How the Deal Score Works

Weighted Metrics:
Each property is evaluated on a series of key metrics—such as Cap Rate, IRR, Cash Flow, and Profit Margin. Each metric carries a weight reflecting its importance across a broad range of real estate strategies.

Adaptive Benchmarks:
Every metric is compared against a clear benchmark. Priority is:

Your Target:
Set your own standard in
your criteria settings.

Admin/Platform Benchmark: Platform default if no user target is set.

Industry Rule of Thumb: Professional best practice if neither is set.

Metric Direction:
Some metrics are better when higher (e.g., Cap Rate); others are better when lower (e.g., Expense Ratio, Payback Period). The system automatically accounts for this.

Fairness and Transparency:
Only metrics with available data are scored; missing metrics don’t penalize your deal. Weights are redistributed so your score always reflects what’s actually measured.

Scoring:
For each metric, your property receives a sub-score (0–100) based on how close it comes to the benchmark:
- Pass: Meets or exceeds benchmark (full points)
- Caution: Close to benchmark (partial points)
- Misses: Falls short (low points)
- Suppressed/None: Omitted if not applicable
The overall Deal Score is a weighted average of all sub-scores.
